What do you need to rent out a property?

There is a long list of tasks that need to be done by any landlord preparing to rent out a property. Landlords are responsible for making certain checks before they let out a house or flat, which include the following:

  • The property must be safe to live in and not pose any health hazards
  • All gas and electrical equipment has to be safely installed and maintained
  • Smoke and carbon monoxide alarms (where required) must be fitted and tested
  • Carbon monoxide alarms must be installed in any room where there is any kind of solid fuel burning stove
  • For flats, fire safety regulations must be followed
  • All equipment for the supply of gas, electricity and water must be in safe working order
  • The deposit paid must be protected via a government-approved Deposit Protection Scheme
  • The tenant must have the ‘right to rent’ a property in England
  • An Energy Performance Certificate must be provided to the tenant
  • A copy of the gas safety certificate must be issued to the tenant
  • A ‘How to Rent’ checklist must be given out at the start of the tenancy
  • Landlords must state at the start when and how rent is to be paid, and cannot refuse to accept rent payments
  • If rent is due weekly, a rent book must be supplied by the landlord

It is in the best interests of landlords, as well as tenants, to follow these rules, not least because it is very difficult to evict tenants if the correct procedures have not been followed.
